Home surveyors may have recommended you obtain an electrical condition report after carrying out a full structural survey, this may be because
certification was not available for inspection, or that they sighted items which were of concern. Either way we advise homebuyers to carry out an
electrical inspection for peace of mind as much as any surprise bills for costly rewires or expensive electrical repairs.
Prices advertised vary widely, as does the depth to which the inspector looks, we for example charge from £65.00 for our basic homebuyers report,
which is a thorough visual inspection and report for the property in question.
If we observe items of concern we may advise a more in depth electrical inspection, however this additional option needs careful consideration and understanding of the implications before you go ahead.
An in depth electrical inspection, advised by a home valuation officer or RICS surveyor will likely be referred to as an EICR, this inspection incorporates a visual element,
but also involves partial dismantling of the properties electrical fittings, therefore the owners written permission is needed.

As a homeseller we advise you to lodge a recent EICR with your solicitor, unless of course the property has been recently rewired and is still under guarantee with the relevant electrical installation certificate.
Though for a number of reasons we will always recommend a homebuyer obtain an electrical report themselves, a property sold with all the relevant electrical documentaion in place
will be most likely to sell easier than without.
Also from a homeseller's perspective it makes good sense to cover yourself against future claims from the purchasers solicitors should the property not actually match up with your description and
declaration of compliance regarding the electrics at a later date.
